Two of the 16 managers we track publish the homes they manage. We mapped all 53 by town, then set each town against its revenue, occupancy and rate benchmarks.
Of the 16 short-term rental managers in our Poconos ranking, only 2 publish a property-by-property list on their own site: Three Daughters Properties with 37 homes and Ideal Property Management with 16 homes. Together that is 53 verified homes across 12 towns, and Lake Harmony holds the most at 16. The other 14 companies describe their portfolios in prose or not at all.
"We manage over 100 homes" is a sales line. A list of addresses with a booking page for each one is a fact an owner can check. That is the difference between a portfolio claim and a verified property list, and it is why our proposed scoring update counts only homes a company publishes itself. A manager who shows every home it runs is also showing you its real service area, its real density in your town, and the kind of property it knows how to price.
Two Poconos companies clear that bar today. Ideal Property Management lists 16 homes on its own booking site, every one with its own page. Three Daughters Properties lists 37. We checked every row against the company's own page and linked it. Nothing here comes from Airbnb or VRBO attribution.

Each count is a row in our sourced property ledger, linked on the company's profile. The AirROI market is the township or place AirROI resolves the town to; Pocono Lake rolls up to Tobyhanna Township because AirROI has no place-level market for it.
The concentration is the story. Lake Harmony alone accounts for 16 of the 53 homes, and the two listing companies overlap there, which makes it the one Poconos town where an owner can compare two managers on homes a few streets apart. Stroudsburg and East Stroudsburg, the region's two boroughs, hold 5 between them.
A home's town sets its ceiling before any manager touches it. We pulled trailing twelve month market data from AirROI, twelve monthly rows from October 2025 to September 2026, for every township where a verified managed home sits. The revenue figure is per listing, at the market median, with the 25th and 75th percentiles beside it so you can see the spread.

East Stroudsburg leads on median revenue at $73,179 per listing, on the back of the highest occupancy in the set, 45%. Stroudsburg sits at the bottom at $36,561. In every township here, the spread from the 25th to the 75th percentile is wider than the spread between townships. Inside a town, that spread comes down to pricing, photos and reviews. That is the part a manager controls.
This is an estimate, built one way: each verified home is assigned its township's trailing twelve month revenue percentiles and the rows are summed. It is not revenue either company has reported. A manager whose homes beat their township earns above the band; one whose homes lag earns below it.

Read the band as the size of the book, not the skill of the manager. Three Daughters Properties runs roughly 2.3 times the verified homes of Ideal Property Management, so its band is wider in dollars, but both companies sit in townships with similar median revenue, so the per-home economics are close. The number an owner should ask for is simpler: what did your homes in my town do against the township median last year, and can I see it.
Fourteen of the sixteen companies we evaluated describe their portfolio in prose, as "20+ homes" or "the largest in the Poconos," or do not describe it at all. Some of them almost certainly manage more homes than the two that publish a list. We cannot say which, because they have not shown it. Our quarterly market report tracks this count each quarter, and any company can change its number by submitting a list through the claim flow, where it appears on the profile labeled as self-reported until we can verify it.
The same 16 companies disclose at the same rate elsewhere. Two publish a management fee. One has claimed its profile and sat for an owner interview. Meanwhile 20 of the 23 Poconos municipalities in our registration dataset require short-term rental registration, so the compliance burden these companies carry for owners is real, and whether they carry it is another thing most do not publish.

We only count a home when the company lists it on its own website, and we link each row to that page. Ideal Property Management publishes 16 homes on its own booking site and Three Daughters Properties publishes 37. We do not scrape Airbnb or VRBO for "managed by" attribution, because that data is not reliably public.
No. They are AirROI market percentiles for the township each home sits in, multiplied by the number of verified homes there. A company whose homes outperform its township earns more than the band and one whose homes underperform earns less. Neither company has reported revenue to us.
