Task 1 of this site's property-ledger build sources a manager's own published property list directly from their site, never from Airbnb or VRBO "managed by" scraping. 2 of the 16 companies we evaluate in the Poconos publish a property list we could verify this way, totaling 53 individually sourced property rows today. The rest show an honest "no verified property list on record" state on their profile rather than an estimated count.

From our Poconos STR registration dataset, last checked 2026-09-26: 20 of 23 tracked municipalities require some form of short term rental registration or permit. This counts town-level law, not whether any specific manager actually registers each listing; we don't have per-company compliance data and don't claim to.
