Dynamic Pricing Tool Fees for Airbnb Hosts

STR Select read the pricing pages of 5 dynamic pricing tools for Airbnb hosts, and 3 print a flat monthly price for one listing, from $18 to $19.99. Checked October 15, 2026.

One table, one row per tool: plan names, the price each vendor prints, how it is billed, the free trial and the page we read. A plan with no printed price says Not published.

How to read this

Every price below is the figure printed on the vendor’s own pricing page the day we read it. A flat price is dollars per listing per month. A percentage is a share of bookings or revenue, and what counts as a booking differs by vendor, so the billing column says which. Add-ons and enterprise tiers are listed so the plan rows are not misread as the whole bill.

What each dynamic pricing tool charges

When does a percentage fee cost less than a flat fee

A percentage fee follows the listing’s bookings and a flat fee does not, so each percentage plan has a monthly booking total at which the two cost the same. Divide the flat fee by the percentage and the result is that total. Wheelhouse Pro Flex at 1% matches its $19.99 flat fee at $1999 of bookings a month, and below that the percentage is cheaper, down to the $2.99 monthly minimum it prints. DPGO Pay as You Go at 0.5% of booked price matches its $18 flat fee at $3600 a month.

Beyond has no flat plan to compare. At $19.99, the highest flat price in the table, its Growth plan at 1% costs the same at $1999 of bookings a month and its Pro plan at 1.25% at $1599. Beyond also charges nothing on the first $5,000 USD in bookings, which lowers the first months for a listing that is just starting. These are arithmetic on the printed rates, not a forecast of what any listing books.

Tool by tool

Wheelhouse. Two ways to pay for pricing on one listing: Pro Flat at $19.99 per listing per month, falling to $16.99 for 10 to 49 listings, or Pro Flex at 1% of revenue with a $2.99 monthly minimum. There is no trial period, and the free plan shows your market report before you pay. Enterprise pricing is not printed.

PriceLabs. $19.99 per listing per month for one United States listing, with a 30 day free trial and no card to start. The plans page opens on a 10 listing estimate at $14.49 per listing, so a reader who copies the headline number gets the multi listing rate, not the single listing one. It also offers 1% of booking revenue as an alternative plan.

DPGO. Three published shapes: 0.5% of booked price, $18 per listing per month, or $1 per booked night, each with a 30 day trial, no card and no set up fee. DPGO prints the lowest flat price in this table.

Beyond. Free, Growth at 1% of bookings and Pro at 1.25% of bookings, with Enterprise pricing not printed. The first $5,000 USD in bookings is not charged. Add-ons start at $30 per month for Owner Hub and $10 per month for Advanced Connectivity.

Hospitable. A hosting platform with dynamic pricing on the Host plan: $29 a month billed monthly or $25.52 billed annually, with one property included and $10 for each extra. Professional is $59 or $51.92, and Mogul is contact sales. A 14 day trial needs no card.

What the ledger records

This ledger holds 5 tool rows, each tied to the page it was read on and the date it was checked. By status, 3 with a flat per listing price (Wheelhouse, PriceLabs and DPGO) and 2 with no flat per listing price (Beyond and Hospitable). The rows cite 5 distinct source domains, one for each row: usewheelhouse.com, hello.pricelabs.co, dpgo.com, beyondpricing.com and hospitable.com. Every row carries the same checked date, October 15, 2026, so no row here is older than another. The rows with no published rate are Wheelhouse, PriceLabs, DPGO, Beyond and Hospitable, and each says so with its own checked date. Row by row, the source is usewheelhouse.com for Wheelhouse, hello.pricelabs.co for PriceLabs, dpgo.com for DPGO, beyondpricing.com for Beyond and hospitable.com for Hospitable. The ledger lists Wheelhouse first and Hospitable last, with 3 rows between them. 5 rows carry its own checked date, so a reader can see which rows are the freshest without opening a source. No company appears twice in the ledger, so every row stands for a different company. Plans printed per tool: Wheelhouse 5, PriceLabs 4, DPGO 3, Beyond 6 and Hospitable 5.

Methodology note: what is left out and why

Only the 5 tools on the STR Select Airbnb host ranking have a row. AirDNA: Its pricing pages returned a 403 error to our fetch on October 11, 2026. It is also a market data product rather than a rate tool, so it has no row. and Airbnb Smart Pricing: Built into Airbnb at no charge and limited to Airbnb, so there is no vendor page to read a price from. Managed revenue management services are not self serve tools, so they are not in this table and are covered under revenue management services.

Vendors change plans without notice, and every price here was read once, on October 15, 2026. Where a page rendered its prices with JavaScript, a headless browser read the rendered page. A vendor figure is never taken from a review site, a comparison blog or another tool’s page. Promotional codes, annual discounts other than the ones the page itself prints and regional prices outside the United States are not recorded. See the methodology for how the ranking weighs price transparency.

What to do with this: price your own listing by two numbers, its monthly bookings and the number of listings you will connect, then pick the plan whose break even sits below your bookings. Start a trial on one listing before you move a portfolio. The ranked reasoning is on the Airbnb host ranking and the wider category is on dynamic pricing software.

Dynamic pricing fee questions answered from this table

Every answer is computed from the table above, read October 15, 2026.

What is the best dynamic pricing tool for Airbnb?

Price alone does not settle it. On the pages read October 15, 2026, DPGO is the lowest flat price at $18 per listing per month and Wheelhouse and PriceLabs print $19.99. Our ranked pick for a single host is on the Airbnb host ranking, where Wheelhouse is first and PriceLabs second.

How much does dynamic pricing software cost per listing?

$18 to $19.99 per listing per month on the 3 tools that print a flat price: Wheelhouse $19.99, PriceLabs $19.99 and DPGO $18. Beyond and Hospitable charge by percentage or by platform plan, so their cost depends on your bookings or your plan.

Does PriceLabs cost $19.99 per listing?

Yes for one listing in the United States. The plans page read October 15, 2026 opens on a 10 listing estimate that shows $14.49 per listing, and setting the estimator to 1 listing shows $19.99 per month, plus taxes. It also offers a 1% of booking revenue plan.

Is a percentage of bookings cheaper than a flat fee?

The answer turns on how much the listing books. Wheelhouse Pro Flex at 1% matches its $19.99 flat fee at $1999 of bookings a month. DPGO Pay as You Go at 0.5% matches its $18 flat fee at $3600. Beyond Pro at 1.25% matches $19.99 at $1599. Below those amounts the percentage is cheaper.

Which dynamic pricing tools have a free trial?

PriceLabs: 30 day free trial, no credit card needed to start. DPGO: 30 day free trial, no credit card required, no set up fee. Hospitable: 14 day free trial of all features, no credit card required. Wheelhouse: no time limited trial. a free plan links your listings and shows your market report without a charge. Beyond: first $5,000 usd in bookings carries no fee, and the free plan has no time limit.

Which tools do not print a price for every plan?

Wheelhouse and Beyond print Enterprise as custom, and Hospitable prints Mogul as contact sales. Those cells read Not published in the table. The plans a single host would choose are priced on every page.

Why does Hospitable not have a flat per listing price?

Hospitable sells a hosting platform with messaging, calendar sync and automation, and dynamic pricing comes with the Host plan from $29 per month billed monthly or $25.52 per month billed annually. Its comparison table also prints a Dynamic Pricing line of free for 3 bookings in the first 30 days, then $15 per property. Neither is a per listing pricing fee on the same footing as the three flat prices.

What does Wheelhouse cost when I list more than one property?

Wheelhouse Pro Flat is $19.99 per listing per month, and the page prints $16.99 per listing (15% off) for 10 to 49 listings and contact sales at 50 or more. Pro Flex stays at 1% of revenue with a $2.99 monthly minimum.

Does PriceLabs charge for extra syncs or API access?

Yes. PriceLabs prints $1.00 per listing per month for each additional daily sync and $1.00 per listing per month for the Customer API add-on, both on top of the $19.99 per listing price for one United States listing.

Where do these prices come from?

Each cell was read on the vendor’s own pricing page that day (October 15, 2026) with the page address in the table row. JavaScript rendered pages were opened in a headless browser. A price is never estimated, and a plan with no printed price reads Not published.
