STR Select ranks 4 of the 10 short term rental managers we evaluated in Joshua Tree. The top three are DesertHosts, Open Air Homes and Savvy VRM, and 4 of the 10 publish a fee. Checked October 21, 2026.

Our Joshua Tree list rests on owner pages read on each company’s own site today, covering homes in and around Joshua Tree, California. 4 of 10 managers evaluated publish a rate, which gives owners a usable price comparison for the first time in this market, and the county permit rules are in the questions below.

10 evaluated 4 ranked 15 to 30% of revenue or earnings typical full service fee Last updated: October 21, 2026

Open Air Homes prints the most complete price on its Joshua Tree page: a flat 20% commission on the accommodation fare plus a $125 monthly platform fee, with no setup fees and no binding multi-year contracts. The page describes permitted short term rental management in San Bernardino County, with compliance, pricing and guest experience covered. The 44.2% occupancy figure on its site is for Greater Palm Springs in 2025, not Joshua Tree, so we do not count it as local depth. It does not publish a Joshua Tree portfolio count.

The Cohost Company says on its own site that it has been pioneering Airbnb in Joshua Tree since 2014 and keeps an office on 29 Palms Highway in Yucca Valley. Its services page splits the work into marketing, hosting (guest communication, screening, dynamic rate setting and a 24/7 emergency contact) and property management (supplies, repairs, cleaning coordination and landscape). The 6 years hosting and 10,000-plus reviews on its site are its own guest stay claims, which we have not verified. Neither a fee nor a home count is printed on that page.

Published rates today: DesertHosts at 15 to 25% management fee; optional permit application service at $400; Open Air Homes at 20% commission on the accommodation fare plus a $125 monthly platform fee; no setup fees and no binding multi-year contracts, per its Joshua Tree management page; Savvy VRM at 20 to 30% of the earnings; no hidden fees or long term contracts, and it limits the number of contracts it takes on, per its Joshua Tree page; BeenStay at 5 to 8% of revenue across its Standard and Premium tiers for Joshua Tree, with its full service tier stated for other cities only. Of the 4 published rates in this market, 0 are calculated on gross revenue, 0 on net revenue, and 4 state a flat or tiered amount rather than a gross or net percentage. That distinction is worth more than the headline percentage, since a gross fee and a net fee of the same number are not the same price. Full table, every row sourced, on the market data page.

How to choose between them

Three questions that separate these companies faster than any sales call.

How is the fee calculated, and what does it cover?

DesertHosts prints 15 to 25%, Open Air Homes 20% plus $125 a month and Savvy VRM 20 to 30% of earnings. BeenStay prints 5% and 8% tiers that are hybrid rather than full service here. Ask what the percentage is charged on and whether cleaning is billed at cost.

Who handles the county permit?

DesertHosts offers an optional permit application service at $400, and Hi-Desert Dwellings and Stay Cocoon both list permit help. The county fee for a new application is $1,144 on top of that. Ask whether the manager files the application, pays the fee from your account and holds the 24 hour contact number the county requires.

How long does the permit take before the first guest?

A new county application has a 20 calendar day neighbour comment period and a 30 day appeal period before it issues, so plan on more than a month from filing. Ask a candidate when it would file, who pays the fees and who answers the 24 hour complaint number once the permit is live.

Is there a long term contract?

Open Air Homes says it has no binding multi-year contracts and Savvy VRM says no long term contracts. The other managers do not print a term. Get the term, the notice period and any exit fee from each candidate in writing.

National brands that also serve Joshua Tree

These operate a dedicated page for Joshua Tree on their own site, verified live, but they are ranked separately from local specialists. We do not yet publish a national-brand comparison page, so they are not scored against the local managers above.

Awning

Awning runs a dedicated management page for Joshua Tree, California, read live on its own site, headlined "Full-service Airbnb and vacation rental management starting at 10% of revenue". The same page also shows a "Starts at 15% of revenue" figure, so we state both and treat neither as the single rate. It sits outside the local ranking.

Vacasa

Vacasa runs a Joshua Tree guest rentals page with 7 homes on its own site. Its owners page says services are moving to its parent company Casago. No Joshua Tree owner fee appears there, so none is quoted.

Traps in a best Joshua Tree manager list

Five things worth checking before you trust any ranking of Joshua Tree managers, including this one.

A fee quoted as a bare percentage

without saying whether it is a percent of gross or net revenue. The same "20%" can mean very different dollars depending on which base it is calculated against. For a Joshua Tree owner, net revenue is what remains after platform fees and cleaning pass-throughs on Joshua Tree stays, plus taxes, are stripped out, so a 20% net fee on a Joshua Tree booking is calculated on a smaller base than a 20% gross fee on that same stay, which changes the dollar amount even when two Joshua Tree managers quote the same percentage. Only a handful of the 4 ranked Joshua Tree companies spell out which base they use, which is exactly why we flag it here.

Guest reviews presented as owner reviews

a glowing guest review about a clean Joshua Tree rental says nothing about whether the manager pays owners on time, answers at 11pm, or handles a maintenance claim fairly. Those are two different relationships with two different failure modes, and a star rating built from guest stays tells you almost nothing about the second one. Ask any Joshua Tree candidate for an owner reference you can actually call.

Co-hosting dressed up as full service

co-hosting keeps the listing, the account and much of the admin work with the owner. Full service takes it over, including the platform account, the review history and the day to day decisions. The label on a Joshua Tree company’s homepage changes what you are actually paying for, and some sites use "full service" loosely enough that you need to ask directly, before a Joshua Tree listing changes hands, which model you are signing up for.

Whose name the listing sits under

if your Joshua Tree listing moves into the manager’s own platform account, you can lose the review history, and sometimes the listing itself, if you ever switch Joshua Tree managers or the relationship ends badly. Ask in writing whether the account stays in your name or theirs before you hand over the keys, not after.

No stated contract term or exit clause

a Joshua Tree manager who will not put the minimum term and the way out in writing before you sign is asking for trust that a published list like this cannot verify for you. Some of the 4 Joshua Tree companies above advertise no long term contracts as a selling point; most do not say either way on their own site, which means you ask or you accept an unknown.

The Joshua Tree table runs from #1 DesertHosts to #4 The Cohost Company, with 6 more companies evaluated and not ranked. The ranked rows describe 3 full service and 1 co-hosting and full service. Ranked companies are based in Twentynine Palms, California, California and Yucca Valley, California. The Joshua Tree fee index has 10 records, 4 with a published rate, read from 10 source domains. The recorded typical full service fee for Joshua Tree is 15 to 30% of revenue or earnings, and the page was last updated October 21, 2026. 2 national brands also serve Joshua Tree: Awning and Vacasa.

Best airbnb management companies near Joshua Tree National Park?

No owner page among the 10 mentions Joshua Tree National Park, so we make no pick for homes near the park. The four ranked companies each name Joshua Tree and nearby desert towns, so check your own address with a candidate before you sign.

Is a county permit required for an Airbnb in Joshua Tree?

In unincorporated San Bernardino County, a permit is required for a private home in the mountain and desert area rented for 30 days or less, per the county’s own short term rental site read 2026-10-19. A new application costs $1,144 and a renewal with no changes $550, and operating without a permit carries a $1,000 per violation per day fine. The rules of the Town of Yucca Valley and the City of Twentynine Palms are not covered here.

What does a short term rental permit cost in unincorporated San Bernardino County?

The county’s fee schedule effective July 1, 2026 lists $1,144 for a new application, made up of a $600 application fee, a $285 permit fee and a $259 charge for notifying surrounding property owners. A renewal with no changes is $550. A permit is valid for one year and renews annually. This covers unincorporated county land only, and the fees of the Town of Yucca Valley and the City of Twentynine Palms are not covered here. Source: str.sbcounty.gov, read 2026-10-19.

What happens if I rent a Joshua Tree home without the county permit?

The county’s short term rental site says operating without a valid permit brings an administrative fine of $1,000 per violation per day, or jail for up to six months, or both. Citations are $1,000 for a first violation, $2,000 for a second and $5,000 for a third. Those figures apply to unincorporated county land and not to the Town of Yucca Valley or the City of Twentynine Palms. Read 2026-10-19.

Does the county require a local contact number for a Joshua Tree rental?

Yes. The county says the owner or manager must provide a 24 hour phone number for complaint resolution, and neighbours can reach the county complaint line at 1-833-722-7871. This is a reason to ask a manager who answers that number at night. DesertHosts lists 24 hour local availability and Hi-Desert Dwellings a 24/7 emergency line on their own pages.

How long does the county permit take, and what if I change property manager?

A new application goes through a 20 calendar day comment period for neighbours and a 30 day appeal period before the permit issues, per the county’s getting started page read 2026-10-19. A change of property manager needs the county’s Property Manager Change Request form. Ask any candidate whether it files that form and who pays for the application on your behalf.

Which Joshua Tree managers help with the county permit?

DesertHosts offers an optional permit application service at $400 on its management page, Hi-Desert Dwellings lists San Bernardino County short term rental permit assistance, and Stay Cocoon, which we evaluated but did not rank, lists permit help. Open Air Homes describes permitted short term rental management and compliance in San Bernardino County, and Savvy VRM lists taxes and compliance. None of them prints a rule for who pays the county fee, so settle that in writing before the application goes in.

Which Joshua Tree managers say they have no long contract?

Only two of the managers print a statement on the pages we read. Open Air Homes says it has no binding multi-year contracts and no setup fees, and Savvy VRM says it has no hidden fees or long term contracts. The rest print no term, so the length, the notice period and any exit fee have to come from the management agreement itself.

Which Joshua Tree managers are small or family run?

DesertHosts calls itself a boutique, small family run company in Twentynine Palms, and Hi-Desert Dwellings says it has been family owned and operated for almost 10 years with its owners as the point of contact. Homestead Modern says it is not a volume property manager, and Savvy VRM says it limits the number of contracts it takes. Size is a stated preference at these four, not a measured count, because none of them prints how many homes it manages.

Where do I find the county short term rental rules for Joshua Tree?

The county runs a dedicated short term rental site at str.sbcounty.gov, with a getting started page and an FAQ that we read on 2026-10-19. It covers permits, the 24 hour contact requirement, fines and renewals for unincorporated land. Whether your parcel sits in the county or inside the Town of Yucca Valley or the City of Twentynine Palms decides which rules apply, so confirm that first.

Why are Fieldtrip Properties, Coldwell Banker Roadrunner and MasterHost not ranked in Joshua Tree?

Fieldtrip Properties says on its own partner page that it is primarily an owner-operator and only selectively partners with third-party homeowners, so it has no open owner offer. Coldwell Banker Roadrunner Realty describes long term rental management, not short term. MasterHost lists a primary address in Canada and we found no verified local team. Joshua Tree Resort Stays returned no page content on 2026-10-19. None of the four is ranked or counted among the 10.

Which Joshua Tree manager lists the most booking channels?

AvantStay names 50-plus distribution channels on its Joshua Tree owner page, with guest vetting, local inspections and an owner portal called Lighthouse. It lists 19 homes in Joshua Tree and does not publish a fee. The 2,500-plus homeowners and 20% revenue lift on the page are network wide figures, so we do not treat them as a Joshua Tree record.

Is the Stay Cocoon number one ranking in Joshua Tree verified?

No. Stay Cocoon says its own page ranks it the number one property manager in the Joshua Tree market by AirDNA for 2026. That claim is its own and is not verified by us. The page also prints no fee, and it says it sends a management proposal after a conversation, so Stay Cocoon is evaluated but not ranked.

What are the citation amounts for a Joshua Tree rental that breaks the county rules?

The county’s short term rental site lists citations of $1,000 for a first violation, $2,000 for a second and $5,000 for a third, in addition to the administrative fine for operating without a permit. The 24 hour contact number you give the county has to reach someone who can act, which is the practical reason an owner who lives far from the desert hands that duty to a local manager such as DesertHosts, whose team covers Yucca Valley, Joshua Tree, Pioneertown, Landers and Wonder Valley per its own site.

How often does the Joshua Tree county permit renew and what does renewal cost?

The permit is valid for one year and renews annually. The county’s fee schedule effective July 1, 2026 lists $550 for a renewal with no changes, against $1,144 for a new application, so a second year costs about half of the first before any management fee. A change of property manager goes through the county’s Property-Manager-Change-Request form, which is worth asking each candidate to handle for you.

Does this page cover the Town of Yucca Valley or Twentynine Palms rules?

No. This page states the unincorporated San Bernardino County rule only, and it names that scope so you can check it against your address. The Town of Yucca Valley and the City of Twentynine Palms are separate jurisdictions with their own rules, which are not covered here, so a home inside either one needs that town’s own page read before you apply for anything.

Is there a monthly fee on top of the commission with a Joshua Tree manager?

Only Open Air Homes prints one among the 4 ranked companies. Its Joshua Tree page lists a 20% commission on the accommodation fare plus a $125 monthly platform fee and no setup fees, which is $1,500 a year before the commission. DesertHosts prints a 15 to 25% fee and Savvy VRM 20 to 30% of earnings with no monthly charge stated, and The Cohost Company prints no fee.
