STR Management Contract Terms Compared

What each manager states about notice and term

Managers that state a notice period are listed first, then those that state only a minimum term, then those that state neither.

Of 117 profiled companies, 8 state a cancellation notice period on the pages we read (7 distinct companies, because Home Team Luxury Rentals is profiled in two markets) and 109 do not. The notice runs from 30 days at Blackbird Hospitality, Highline Hosting, Home Team Luxury Rentals, Kindful and Short Term Coops to 90 days at Pocono STR Management and Vacasa. 13 state something about minimum term, 7 of them without a notice period. 102 state neither.

The notice periods that are printed

Only the numbers on the pages above. Everything else in the table is a wording, not a number.

What the spread looks like

The shortest printed notice is 30 days at Blackbird Hospitality, Highline Hosting, Home Team Luxury Rentals, Kindful and Short Term Coops. The longest is 90 days at Pocono STR Management and Vacasa. On a weak first season that gap is the difference between leaving at the next quarter and paying for another one, which is why the notice period belongs beside the fee when you compare two managers.

Blackbird Hospitality pairs its 30 day notice with a standard 12 month agreement that renews automatically, and Kindful starts with a three month initial term before it goes month to month. Home Team Luxury Rentals says its agreements are typically month to month. The notice number alone does not describe the commitment, so read the minimum term cell with it.

Who states neither

102 of 117 profiles state neither a notice period nor a minimum term on the pages we read. 8 of 117 state a notice period, up from 1 of 117 before this read, when only Vacasa carried one. The rest are not weaker managers, and a missing term should not be read as a bad one. It means the term is in the owner agreement and not on the public page, so the question moves to your first call.

That share is worth counting because a table of only the stated terms would make the market look more open than it is. Where a term is not on the page it is not in the statistics.

What the ledger records

This ledger holds 117 manager profile rows, each tied to the page it was read on and the date it was checked. By status, 102 stating neither, 7 stating a notice period (Blackbird Hospitality, Short Term Coops, Highline Hosting, Home Team Luxury Rentals, Pocono STR Management, Vacasa and Kindful) and 7 stating a term but no notice period (BnB My Place, Broken Bow Cabin Lodging, Blue Beaver Luxury Cabins, Open Air Homes, Savvy VRM, Southern Comfort Cabin Rentals and Select Rentals). The rows cite 115 distinct source domains. The rows carry 5 different checked dates: October 15, 2026, October 19, 2026, October 20, 2026, October 24, 2026 and October 25, 2026. The ledger lists Ideal Property Management first and Red Rock Realty last, with 115 rows between them. 117 rows carry its own checked date, so a reader can see which rows are the freshest without opening a source. The 117 rows cover 116 distinct companies, so some companies hold more than one row. Pages read per profile runs from 1 at Blackbird Hospitality to 3 at Galvanized Management.

Methodology note: what was read and what was left out

Each row is one lookup. We read the company’s own homepage and one owner, FAQ or terms page chosen from its links, and if neither stated a term we stopped and recorded Not published. 169 page reads cover the 117 profiles. Pages that load with JavaScript were opened in a headless browser, and robots.txt was respected for every fetch. A company whose site did not answer a fetch is recorded as Not published for that read.

A guest booking policy is not an owner agreement, so guest cancellation wording was not counted. Sentences such as “no long-term contracts” are recorded as the company’s printed wording and not turned into a number of months. Nothing is taken from a review site, a directory or another company’s page, and nothing is estimated.

What to do with this: ask each manager for the notice period, the minimum term, any exit or transfer fee and who holds the listings after you leave, in writing, and place the answers beside the row for that company. The fee side is in the fee table by market and the full question list is in the fee guide. For the other checks to run before you sign, read how to vet a short term rental property manager.
