1st Class Vacation Rental Management applies its 20% only to the nightly rate, while Short Term Rentals Tucson applies its 20 to 25% more broadly per its own copy. The same headline number can mean a different dollar amount depending on what it is calculated against.

How much do Airbnb property managers charge in Tucson?

Three of the five Tucson managers we evaluated publish a rate on their own site: BnB My Place at 20% of net rental proceeds, 1st Class Vacation Rental Management at a flat 20% of the nightly rate only, and Short Term Rentals Tucson at a published 20 to 25% commission with a 20% rate for owners who list multiple properties. The remaining two companies we evaluated, Tucson Vacation Rentals and AZ Realty & Rentals, do not publish a rate.

Why do so few STR managers publish their fees?

Quote only pricing lets a manager price each home separately and anchor high on a call. It also makes comparison hard, which is the point. That is why we maintain this index: 3 of 5 managers evaluated publish a rate, and the rest are recorded here as quote only with the date we checked.

Is a lower management fee always the better deal?

No. The fee decides less than the revenue. A manager charging more who lifts occupancy and nightly rates can net you more than a cheap one. Use this index to know the price, then push every candidate on what they would change about your listing.
