What this means for owners

The published rates bracket the market.

With a 10% rate and a flat 20% of net rental revenue rate in the open, you already know two real reference points before any sales call. Quote only managers here price on both sides of this bracket.

Fee transparency predicts fee detail.

The two companies that publish a rate are also the only two that state, in writing on their own site, what the percentage is actually calculated on.

Occupancy and rate data is coming.

ADR, occupancy and revenue benchmarks for this market are in the pipeline and will publish here with full sourcing. We publish nothing we cannot source.

Fee questions

How to read this index.

How much do Airbnb property managers charge in the Smoky Mountains?

Published rates in this market are a 10% management fee at Cabins For You and a flat 20% of net rental revenue plus a $75 monthly technology fee at Short Term Coops. The other 13 managers we track quote privately. This is an early index for this market, so the published share is expected to move as more companies list rates.

Why do so few STR managers publish their fees?

Quote only pricing lets a manager price each home separately and anchor high on a call. It also makes comparison hard, which is the point. That is why we maintain this index: 2 of 15 managers evaluated publish a rate, and the rest are recorded here as quote only with the date we checked.

Is a lower management fee always the better deal?

No. The fee decides less than the revenue. A manager charging more who lifts occupancy and nightly rates can net you more than a cheap one. Use this index to know the price, then push every candidate on what they would change about your listing.
