What Built by Niki does
Built by Niki is a short term rental strategist and project manager that sets up listings and manages installs. Its services page names four services: Guest Ready, Furniture Ordering, STR Listing and Systems Setup, and Onsite Install and Contractor Management. The listing service builds the Airbnb listing and sets up Hospitable, PriceLabs and Turno. The install service sources contractors, coordinates bids and oversees furniture installation and photo styling at the property.
Who it fits
Real estate investors and hosts who already have a design plan and want one person to handle the listing build, furniture orders, contractors and the install, rather than buying a furniture package. Furniture itself is a separate budget, so it suits owners who will work out the total before they start.

Every service on the services page carries a starting price. Guest Ready starts at $1,500 for a studio or 1 bedroom, $2,100 for 2 to 3 bedrooms and $2,700 for 4 or more bedrooms. Furniture Ordering starts at $2,500. STR Listing and Systems Setup starts at $2,000. Onsite Install and Contractor Management starts at $7,499, with travel and accommodation paid separately by the client and specialized contractors at an additional $300 each.
These are starting prices for the work, not totals. Furniture is bought separately, and the Furniture Ordering service requires the client’s credit card or banking information and a complete order sheet at the start.

The verdict
Built by Niki ranks first of the eight vendors we evaluated in our Airbnb setup and furnishing category on fee transparency and scope: it prints a starting price on all four of its services and covers listing setup, ordering, contractors and the install. The limit is that its fees cover the work but not the furniture, so a buyer cannot read a total from the page, and we found no public review score for it. Compare it with Furniture Packages USA and Fulhaus, which price furniture inside a package, before you book a call.
